Down on Ravens Lane and around the canal you get compact Victorian terraces where the front door opens straight onto the pavement and the only way to get a three-seater sofa in is over the back garden wall. Both are normal for us; both need the right crew size booked in advance, not decided on the day.

Third, the country properties. Little Gaddesden, Nettleden, Frithsden and the Ashridge villages sit on single-track lanes with unmade driveways, low tree cover and no room to reverse a 7.5-tonne Luton. For those postcodes we default to two smaller 3.5-tonne vans shuttling into a larger vehicle staged at Berkhamsted Common or the Ashridge visitor centre — slower on paper, faster in practice, and it protects the van's roof rails from the low branches on the drive up to Ashridge House.
